Frequently asked questions

What is a pre-construction property?+

A pre-construction (or 'pre-con') home or condo is purchased from a builder before the building is completed — often before construction even begins. Buyers lock in today's pricing and benefit from appreciation during the build, with a smaller upfront deposit spread over time.

Why use a broker for pre-construction?+

Builders pay the broker, not you — so representation is free. A good broker gets you platinum pricing, the best incentives, and an independent advocate reviewing deposit structures, contracts and timelines on your behalf.

What does Platinum VIP access include?+

First access to pricing and floor plans, the strongest promotions, extended deposit structures, capped development levies, assignment rights, a free lawyer review of your agreement, and free mortgage arrangements.

Do I need to be a Canadian resident to buy?+

No. Non-residents can buy pre-construction in most Canadian markets, though financing, taxes and closing requirements differ. We connect you with the right specialists to navigate the details.

How much deposit is typically required?+

Most pre-construction deposits run 15–20% of the purchase price, structured in installments over the build (e.g., 5% on signing, then further amounts at 30, 90, 180 and 365 days). Structures vary by project.

What is an assignment?+

An assignment lets a buyer transfer their pre-construction purchase agreement to another buyer before the building registers. It can be a way to realize gains without closing, subject to builder approval and assignment fees.
